Our client is looking to appoint a Fund Manager who will work with the Divisional Head Asset Management and be responsible for the performance of the Asset Managers and the property portfolios, which will include net income growth, vacancies and arrears, as well as portfolio value enhancement. This will entail planning the long-term strategy of the property portfolio and optimally managing a team of Asset Managers to maximise income growth and long-term value of the portfolios under management. The Fund Manager should be able to interpret trends, demographics, micro- and macro-economics and market conditions to create strategic plans including hold, sell, reposition, redevelop, and refurbish strategies. It will fall to you to identify and construct appropriate tenant mixes as well as identify value-adding opportunities in the portfolio and new acquisitions and disposal opportunities.
To apply you will need a relevant tertiary qualification (B.Sc. Property Studies, CSA, CA) coupled with at least 8 years’ experience in a similar role and a good understanding of property as an investment asset class. The successful candidate will have a solid background in physical property, with the ability to work with the existing team members to extract optimal performance from a diversified property portfolio. You should also understand and interpret financial accounts and have a good knowledge of financial modelling; valuation theory and methodology and capitalisation rates, discount rates and their drivers. The role would suit an individual with advanced analytical and critical thinking skills, an ability to gather and analyse statistical data and generate reports, the ability to develop, plan, and implement short- and long-range goals, and someone who has strong interpersonal skills who can foster a cooperative work environment. If you are confident in your ability to take on this level of responsibility, then please apply without delay by sending your CV to bridget.lydall@btgrecruit.co.za
